The Return of the Courtyard

The oldest plan in domestic architecture is back, and not for romantic reasons. A courtyard is the cheapest climate device a house can own.

Ask an architect in Andalusia why the old houses have a patio and you will get a poetic answer about family and shade. Ask a physicist and you will get the real one: a courtyard is a chimney, a cistern and a light well pretending to be a garden.

What the void actually does

A planted courtyard cools the air above it by evaporation. That denser, cooler air sinks and pools at ground level. Warm air inside the surrounding rooms rises and escapes through high openings on the far side. The result is a slow, continuous cross-current that costs nothing to run and works best exactly when you need it most, in the still, blazing afternoons when there is no wind at all.

Measurements in Seville and Córdoba have found courtyard air five to eight degrees below the street outside at the same hour. No machine in your house achieves that on zero electricity.

Daylight from the inside out

The second gift is light. In a plan one room deep, every room is a corridor with a view. Wrap the same floor area around a void and each room gains a second, softer light source that is never in direct sun and therefore never needs blinds drawn at two in the afternoon.

North light from a courtyard is the reason old kitchens in Mediterranean houses feel calm rather than cave-like. It is also why courtyard houses photograph badly and live beautifully. The pictures cannot show you the quality of light standing sideways in a room.

Privacy is not a wall. It is a plan that makes the wall unnecessary.

The privacy argument

On a tight plot with neighbours on three sides, the conventional response is to build a fence and then to spend fifteen years resenting it. The courtyard plan inverts the problem: the outer skin becomes solid and quiet, and all the glass faces inwards.

You lose the panorama. You gain a house you can live in with the doors open, which in practice is used more days of the year than the view ever was.

The cost that surprises everyone

A courtyard adds external wall. More external wall means more glazing, more insulation, more waterproofing detail and more thermal bridges to resolve. On a 250 square metre house, a proper courtyard plan typically costs eight to twelve per cent more than the same area in a compact box.

That is the honest number. Against it: no mechanical cooling in a climate where cooling is otherwise mandatory, and the room you use most in the house.

Living around a void in a cold winter

The version of this plan that fails is the one built in a maritime climate without adjusting the geometry. A courtyard that gives beautiful shade in Seville produces a permanently damp, permanently dark shaft in Antwerp.

The adjustments are simple. Widen the proportion, so the void is wider than the surrounding walls are tall, which lets low winter sun reach the floor. Put the glazing on the north side of the courtyard so it faces south across the space. Pave in a pale, reflective stone rather than planting the whole floor. And accept that the courtyard will be a room for six months and a lightwell for the other six, which is still a good trade for a plan that is lit from two sides.

The service problem

A courtyard interrupts everything that wants to run in a straight line: the corridor, the heating pipework, the ventilation duct, the roof drainage. In a compact box, services take the shortest path. In a courtyard plan, they go around.

Draw them early. Decide where the plant room sits in relation to the ring, whether the ducts run in the roof void or under the floor, and how the courtyard drainage passes through the building without crossing a habitable room. The best courtyard houses feel effortless because somebody sat down at the start and solved a problem that has nothing to do with poetry.

Where it fails

Courtyards do not work north of about the fiftieth parallel unless you glaze them, at which point you have built an atrium and inherited its problems: solar gain in July, condensation in January, and a maintenance access question that nobody drew.

They also fail when they are made too precious. A courtyard is not a sculpture garden. It should have a table, a tap, somewhere to hang a wet towel, and enough floor for a chair to be dragged into the sun in February. The moment it becomes something to be looked at rather than used, you have built an expensive skylight.
